Swan Valley Attracts Another High Flying Business

30th March 2009

Long O’Donnell Associates, market leaders in quantity surveying and project management within the utility, energy and retail sectors, are the latest high profile company to relocate to new headquarters within Swan Valley Office Village, Cedar House Investments’ prestigious office development in Northampton.

The five-acre development forms part of the hugely successful 210 acre business park, which is ideally situated south west of Northampton, just off junction 15a of the M1 with Luton Airport and Birmingham International Airport under an hour away.

Long O’Donnell was formed in 1997 and provides a one-stop facility for its clients’ commercial and project management requirements. Over the years, the company has established a reputation for delivering commercial, contractual and technical support to businesses within the energy and construction industries worldwide.

The move forms part of Long O’Donnell’s on-going expansion and follows a series of local account wins in the Midlands and the South.

The company, which also has offices in Northwich in Cheshire, will join occupiers such as Bloor Homes, who occupy 11,000 ft2, together with Modulex and Dunham Law.

Phase one is now fully occupied. Cedar House Investments are now pursuing design and build opportunities for future phases of the scheme, which will offer accommodation of up to 30,000 sq ft and purpose-built to suit an operator’s specific requirements. Planning consent has already been secured for phase two.

Commenting on the move, Regional Associate Rob Sharpe said:

"We operate throughout the UK market, so access to strategic transport links are vital for us to ensure our team can respond quickly to the demands of our customers. The high quality of Cedar House’s scheme, coupled with its proximity to the M1, meant that Swan Valley fulfilled all our criteria," added Rob.

Chris Carlisle, managing director of Cedar House Investments, added:

"Several years ago, we made the strategic decision to develop a portfolio of similar sized schemes at key locations across the Midlands, which are designed to meet modern business requirements and provide a mix of office, industrial/warehousing and retail uses.

"Swan Valley Office Village was launched in response to the market shortage of high quality, flexible office accommodation in this established location.

"Its strategic location puts 75% of the UK’s population within 2 hours drive and 95% within 4 hours of Northamptonshire . There is a working population of 1.1 million within an hour’s drive time away from the scheme and Luton Airport and Birmingham International are both under an hour away, with Heathrow an hour and 10 minutes away," added Chris.

Cedar House Investments continues to extend its development programme across the Midlands and its portfolio now totals more than £75 million.

It includes high profile sites in Ashby, Rugby, Derby, Corby, Tamworth and Stoke-on-Trent, along with the redevelopment of the 35 acre former Nestlé site in Ashbourne.

Joint agents for the scheme are Lambert Smith Hampton (LSH) on 01604 662550, Underwoods on 01604 404060 and North Rae Sanders on 024 7663 6888
